What we look at
- Recent comparable sales in your street and suburb, and what they actually settled at.
- Land size, aspect, outlook, zoning and any development or subdivision potential.
- Condition and presentation — and which improvements will return more than they cost.
- Current buyer depth: who is looking in your price bracket right now, and how urgently.
- Timing, including whether it is worth waiting for a season or a school term.
Why an appraisal is not a valuation
An appraisal is an agent's opinion of the likely selling range in today's market. A valuation is a formal, paid report prepared by a licensed valuer, usually for a bank, legal matter or estate. If you need a valuation we will tell you, and point you to someone who does them.
