Know what you're actually selling

Commercial value follows income, not emotion. Before we go to market we pull the lease together — term, options, review structure, outgoings recovery, who pays what — because that paperwork is the asset a buyer is pricing. A tidy lease with a solid tenant will often add more than a renovation.

Yield, not comparables

Residential buyers compare houses; commercial buyers compare returns. We work the net income back through a market yield to set a defensible price, then test it against recent Tasmanian transactions in the same class. Where a property is vacant or owner-occupied, we present the achievable rent so buyers can see the deal.

Freehold, going concern, or both

A hospitality or retail asset can be sold as bricks only, business only, or the whole package — and each attracts a very different buyer. We'll talk through which structure gets you the strongest result, and the GST treatment that goes with it, before anything is advertised.

Leasing done properly

We handle landlord representation end to end: rent benchmarking, incentive structures, tenant vetting and references, and lease documentation prepared with your solicitor. Retail premises in Tasmania fall under the Fair Trading (Code of Practice for Retail Tenancies) provisions, so disclosure statements and minimum terms matter — we make sure they're right the first time.

Zoning, permitted use, existing planning permits, building compliance and any contamination history are the four things that most often derail a commercial settlement. We surface them at listing stage rather than three weeks into a contract.
