The headline

Calendar year 2025 closed as Tasmania's strongest on record. The REIT of Tasmania quarterly reports, taken together, show 10,615 residential transactions worth $6.7 billion — up 8.6% on 2024. The Greater Hobart median finished at $720,000 (CoreLogic, December 2025). Momentum built quietly through the year: the December quarter (2,894 sales) was the busiest of the four.

Below the headline

A record year is not the same as a runaway market. Days-on-market in Hobart have crept back up. Auction clearance rates remain modest by mainland standards. The premium end — Sandy Bay, Battery Point, Taroona — is trading well; the entry end, particularly in the northern suburbs and the eastern shore, is where affordability pressure and interest-rate sensitivity are most visible.

Interest rates and the buyer

The RBA cutting cycle that opened 2025 has not translated into a frenzy. Buyers are still cautious — pre-approval to purchase now typically takes three to six months, longer if a family has a house to sell first. Investor activity has softened slightly; owner-occupiers, especially professional couples returning to Tasmania, are doing most of the buying.

What we're watching in 2026

  • Supply. New listings are up on 2024 but still below the pre-2022 average. Any material lift in stock will change how quickly homes move.
  • The lifestyle premium. Bruny, Coal River Valley and the Tasman Peninsula continue to attract buyers priced out of the inner-city — they are effectively the new commuter belt.
  • Rental yields. Sub-$700k homes in Kingston, Rosny and Glenorchy are producing gross yields between 4.2% and 5.1% — the strongest we've seen in three years.

The MORE view

An ordinary year would call this an extraordinary result. But context matters. If you are selling, the market is here, the buyers are qualified and the campaign strategy still matters more than the headline number. If you are buying, patience and pre-approval remain the two most valuable things you own.
